Some people are numbers people and some are not. For those who are, numbers and analytics help make sense of the world by describing it in terms that can be compared, repeated, and tested over time. If you are a numbers person, then this will be of great interest because other web sites/real estate teams simply do not have this information.

Why does this matter? As kids, we learned that if you mix a bunch of paint colors,
you always get mud brown. Even though you might start with bright, distinct colors, when
thrown together, it always came out the same. That's sort of what it is like to throw
all the distinct micromarkets into one big mixing bowl. The distinctness of any particular
market disappears.
We create our graphs for each particular micro-market, as defined by the homes
on this site. Though there is admittedly some variation (i.e, Cardiff is not Carlsbad),
they are much more compatible than than other statistics. Each of the areas has a large
enough sample size so that the numbers can be compared over time, but not so many that
you lose the texture of the data. |

Q: What kind of information do you have? A: We generate a number of statistical meansures. Some of just general background info like pie charts showing chunks of how many days on market for the inventory. There are more powerful indicators like percentage of homes that sell quickly (as defined by going into escrow within 15 days of being placed on the market), or overall inventory levels. Q: Why do you restrict this information only to Registered-Plus users? A: In the past, much of this information was completely unrestricted. We found out that other realtors, particularly managers of branch offices, were some of the biggest fans. With the deployment of our next generation web site, we decided to make it less available. Though any consumer who wants it can gain access to it, our competitors can no longer see it. Q: What is the intended use of these charts/graphs? A: These materials are created so that we can see trends over time that might otherwise be missed. They WON'T tell you whether a particular house is/is not a good purchase. They WILL give you an idea about what is happening at a macro level in the local real estate scene. Because they have local focus, you CAN draw conclusions about your local market because the data isn't mixed together with the rest of San Diego. Q: I have some ideas about reports that I would like to have. Can you create customized reports for me? A: If you can dream it up, we can probably implement it.
